Home Watch Subscription Terms & Conditions

These Home Watch Subscription Terms and Conditions (“Terms”) govern the home watch services provided by Irish Management LLC, an Indiana limited liability company located at 754 Country Club Ln, South Bend, Indiana (“Irish Management”, “we”, “our”, or “Manager”).
By purchasing or subscribing to a Home Watch plan through our website, you (“Owner”, “Client”, or “Subscriber”) agree to these Terms.
These services apply to the residential property you register under your subscription (“Property”).
1. Description of Home Watch Services
Home Watch services consist of scheduled visual inspections and basic property oversight for homes that are unoccupied for extended periods.
Home Watch services are observational in nature and are not a substitute for professional home inspections, engineering evaluations, or warranties of property condition.
Irish Management offers multiple service plans which may include different visit frequencies and service levels. Plan details are described on the website and may include:
• Periodic walkthrough inspections
• Visual monitoring of major systems
• Mail and package checks
• Basic supply checks
• Vendor coordination
• Smart device monitoring where installed
• Maintenance coordination
• Seasonal tasks depending on plan level
Each plan level includes different services and visit frequencies.
2. Walkthrough Inspections
During scheduled home watch visits, Irish Management may perform a visual walkthrough which may include:
• Checking exterior doors and windows
• Checking interior doors and windows
• Running water in sinks and tubs
• Flushing toilets and observing for visible leaks
• Inspecting under sinks and visible plumbing areas
• Checking ceilings for visible signs of leaks
• Observing for visible pest activity
• Checking breaker panel for tripped breakers
• Testing smoke alarms where accessible
• Checking thermostat settings and interior temperature
• Verifying operation of basic lighting
• Checking visible appliances for obvious issues
• Checking area around the water heater for visible leaks
A summary report with notes or photos may be provided following visits depending on the plan level.
Walkthroughs are visual inspections only and do not include invasive inspection, dismantling of systems, or professional trade diagnostics.
3. Service Plans and Pricing
Home Watch services are offered through subscription plans.
Basic Plan
Includes:
• One walkthrough inspection per month
• Mail and package checks
• Basic supply check
• Cleaning coordination (cleaning billed separately)
• Supply sourcing and installation available for a trip fee
• Billable labor rate: $75 per hour
Gold Plan
Includes everything in the Basic Plan plus:
• Two walkthrough inspections per month
• Supply sourcing and installation included (materials billed at cost)
• Vendor coordination for routine maintenance
• Smart device monitoring where installed
• Priority scheduling and response
• Billable labor rate: $65 per hour
Premier Plan
Includes everything in the Gold Plan plus:
• 4 walkthroughs per month
• Unlimited vendor coordination and oversight on routine and non-routine vendors. (Excludes renovations over 5k in value)
• Seasonal services such as furniture moving and preparation
• Post inclement weather home checks
• Complimentary grocery delivery and setup for owner stays
• Priority response for urgent needs
• Billable labor rate: $55 per hour
Additional services may be available depending on property needs.

4. Subscription Billing
Home Watch plans are billed as recurring subscriptions through our website payment platform.
Subscribers may choose one of the following billing options:
• Monthly billing
• Quarterly billing
• Annual billing
Annual plans may include discounted pricing compared to monthly plans.
By subscribing, you authorize Irish Management to charge your payment method automatically according to the billing cycle selected.
Subscriptions automatically renew unless cancelled prior to the next billing cycle.
5. Additional Services and Billable Work
Services outside the included plan features may incur additional charges.
Examples include:
• Additional walkthrough visits beyond the plan frequency
• Owner requested visits
• Vendor meeting or onsite supervision
• Troubleshooting home systems
• Minor installations or repairs
• Project coordination or management
Hourly labor rates are based on the selected plan level:
Basic Plan: $75 per hour
Gold Plan: $65 per hour
Premier Plan: $55 per hour
Certain small tasks may be billed at flat rates. Larger projects may be quoted as fixed price services.
Irish Management will make reasonable efforts to communicate anticipated costs in advance when possible.
6. Vendor Coordination and Purchases
Irish Management may coordinate vendors, service providers, contractors, and purchases on behalf of the Owner.
Examples include:
• HVAC services
• plumbing services
• electrical services
• pest control
• appliance replacement
• lawn care or snow removal
• general home maintenance
All vendor services, repairs, and purchases are the financial responsibility of the Owner.
Irish Management may charge coordination or project management fees for larger projects that require significant scheduling, oversight, or administrative work.
7. Emergency Situations
If Irish Management becomes aware of a situation that may pose immediate risk to the Property, including but not limited to:
• water leaks
• heating or cooling failures
• storm damage
• security concerns
Irish Management will attempt to contact the Owner.
If the Owner cannot be reached within a reasonable timeframe, the Owner authorizes Irish Management to take reasonable action to protect the property.
Emergency repairs may be authorized up to $1,000 per incident without prior Owner approval.
8. Owner Responsibilities
Owners agree to:
• Maintain homeowner and liability insurance on the property
• Maintain active utilities including electricity, water, and heat
• Provide keys, codes, and instructions necessary to access the property
• Notify Irish Management of known hazards or system issues
• Approve non routine repairs when requested
Irish Management’s ability to perform services depends on safe access to the property and functioning utilities.
9. Cleaning Coordination
Cleaning services may be coordinated upon request for:
• Owner arrivals
• Owner departures
• Owner approved guests
Cleaning costs are billed separately unless otherwise included in a plan or promotion.
10. Cancellation, Billing Changes, and Refund Policy
Home Watch plans are billed as recurring subscriptions based on the billing cycle selected at checkout.
Subscription Renewal
Subscriptions automatically renew at the end of each billing period unless cancelled prior to renewal.
By subscribing, you authorize Irish Management to automatically charge the payment method on file for each renewal period.
Cancellation
Subscriptions may be cancelled at any time.
To avoid renewal charges, cancellation must be submitted at least 48 hours prior to the next billing date.
Once cancelled, the subscription will remain active until the end of the current billing cycle.
Refund Policy
Home Watch subscription payments are generally non refundable once a billing cycle begins, as service availability and scheduling capacity are reserved for the property.
Irish Management may issue refunds at its discretion in cases such as:
• billing errors
• duplicate charges
• cancellation immediately after renewal before services are performed
Annual Plan Refunds
If an annual subscription is cancelled before the end of the term, refunds may be issued at the discretion of Irish Management based on:
• services already performed
• time the plan was active
• onboarding and administrative costs
Approved refunds may be calculated based on equivalent monthly pricing for the period the plan was active.
Failed Payments
If a subscription payment fails:
• the Owner will be notified
• Irish Management may retry the payment
• services may be paused until payment is resolved
Irish Management reserves the right to suspend services for unpaid balances.
11. Limitation of Liability
Irish Management does not insure the property and does not guarantee prevention of damage or loss.
Owners are responsible for maintaining appropriate homeowner and liability insurance coverage.
Irish Management maintains:
• Commercial General Liability Insurance
• Professional Liability Insurance
Irish Management is not responsible for:
• hidden defects
• mechanical failures not visible during inspections
• weather related damage
• theft or vandalism
• acts of third party vendors
12. Third Party Vendors
Irish Management may recommend or coordinate third party vendors.
These vendors operate independently and are not employees of Irish Management.
Irish Management will make reasonable efforts to work with reputable and licensed vendors when appropriate.
13. Force Majeure
Irish Management is not liable for delays or inability to perform services due to circumstances beyond reasonable control including:
• severe weather
• natural disasters
• government orders
• labor disruptions
14. Governing Law
These Terms are governed by the laws of the State of Indiana.
Any disputes arising from these Terms shall be resolved in St. Joseph County, Indiana.
15. Acceptance of Terms
By purchasing or subscribing to a Home Watch plan through the website, you acknowledge that:
• You have read these Terms and Conditions
• You understand the services being provided
• You agree to the pricing and billing structure
• You authorize recurring subscription billing
